River and Fifth Condos At 5 Defries by Broccolini
The innovative development team at Broccolini is poised to bring an exciting new development to Toronto’s trendy and fast-changing Corktown neighbourhood. Known as River & Fifth Condos, the project will be located along the west bank of the Don River on Defries Street, between Queen Street East and Dundas Street East. This area has seen a lot of exciting changes in recent years, as developers look to take advantage of its convenient central location and unique character to build a sustainable, forward-thinking urban community.
Currently, the River and Fifth Condos at 5 Defries project is in the preconstruction phase. While no estimated completion date has yet been announced, Toronto real estate insiders expect the new condo complex to draw a great deal of interest among buyers seeking an entry point into Toronto’s in-demand east side.
Smart Design by Graziani + Corazza
Broccolini is working with the renowned architectural firm of Graziani + Corazza on the 5 Defries Condos project. Published renderings show a distinctive configuration, consisting of two buildings joined by a common central element. The shorter of the two buildings features a 12-storey mid-rise tower ascending from a glass-dominated, tree-lined podium base, with landscaped greenery adorning the rooftop. The taller building will reach a reported 37 storeys, with the tower elements of both buildings being defined by a smooth, grid-like array of strong, clean vertical and horizontal design features.
Currently, the total number of units and the projected floorplan configurations have not yet been confirmed. Various real estate insiders have estimated the number of suites to fall between 552 and 570 across both buildings.
Another unique feature of the community is its expected inclusion of live-work spaces. Street frontages at ground level also have the potential to be used for retail purposes, which could further enhance the overall utility of the site as a mixed-use urban space.
Other enticing confirmed features of the River and Fifth Condos at 5 Defries community include:
- Professionally landscaped main entrance and pedestrian pathways
- Shared lobby with concierge service
- Over 5,800 square feet (about 540 square metres) of indoor and outdoor shared amenity
and recreation space
- Beautiful waterfront views of the Don River
Discover Corktown, Toronto’s Next Great Neighbourhood
The River & Fifth Condos at 5 Defries complex will occupy an entire city block in Corktown, just south of the east side’s Regent Park neighbourhood. Corktown has historically been an industrial area, but over the past decade or so, it has been rapidly transforming into a hip and trendy residential district. In addition to purpose-built communities like River and Fifth Condos at 5 Defries, many new Corktown developments have repurposed existing buildings, giving it a distinctive mixed-use flavour that has been praised for its walkability and sustainability.
Corktown is adjacent to the West Don Lands, which many Toronto real estate insiders have identified as the city’s next up-and- coming great neighbourhood. The overall area features thousands of new residential units, and the influx of new inhabitants has revitalized the local economy and created a strong supply of job opportunities. Old industrial buildings are being repurposed in innovative ways, and the neighbourhood has seen a surge in interest from young professionals seeking quiet, laid-back urban living in a central location with easy access to the downtown core.
Speaking of easy access, the future condo site boasts a perfect Transit Score of 100/100, with 24-hour east-west streetcar lines on both Dundas Street East and Queen Street East. Alternately, residents can walk to the 506 bus line in about five minutes, which connects Gerrard Street East to the College TTC subway station on Line 1 (Yonge-University-Spadina).
Motorists will enjoy convenient access to several major highway routes, including the Bayview Extension of the Don Valley Parkway (DVP), the Gardiner Expressway, and Highway 401. These options offer easy, direct entryways to the entire series of major highways that run through the GTA.
There are plenty of parks and outdoor recreation opportunities in the immediate area, including Riverdale Park, the Sumach-Shuter Parkette, and the beautiful green spaces that line the Don River. Schools, professional services, neighbourhood recreation centres, grocery stores, and everything else you need for daily living are also available in plentiful supply in the surrounding streets.
Toronto’s Eaton Centre is reachable in less than 10 minutes on the Queen streetcar, and the Ryerson University campus is also less than 10 minutes away via the Dundas streetcar. With a prime location in a neighbourhood that’s rapidly rising in value, this project represents a fantastic ownership opportunity in a great part of town.
